The typical house in Corinth was built around 1997, a few years ahead of the median across the rest of the service area, which runs closer to 2001. That gap matters more than it sounds. A door installed in 1997 has had roughly four extra years of open-and-close cycles on whatever spring, hinge set, and roller track came from the builder. Most of that hardware has never been touched. Nobody swaps a torsion spring or repacks a roller bearing unless something breaks or squeals loud enough to notice, so the original parts on a lot of Corinth garages are still doing the job they were installed to do almost thirty years ago.
That's not a problem by itself. Steel springs are rated for a number of cycles, not a number of years, and a door that gets used twice a day averages out fine for a long stretch. The problem is that nobody's checked the cycle count, the cable fray, or the bearing wear in all that time. We come out from Plano, 20 miles away, so a maintenance visit here isn't something we're doing on a whim between other calls - when we're on-site, we're checking the whole system, not just tightening a bracket.
